Seller's Disclosure
The Seller discloses information with the knowledge that even though they do
not warrant the information. The Seller specifically makes the representations
based on the Seller's knowledge at the signing of the document. Upon receiving
the statement from the Seller, the Seller's Agent is required to provide a copy
to the Buyer or the Agent for the Buyer. The Seller authorizes its Agent to
provide a copy of the statement to any prospective Buyer in connection with any
actual or anticipated sale of property. The information in the statement is
made solely by the seller and is not the representation of the seller's agent,
if any. The information is a disclosure only and is not intended to be part of
any contract between the Buyer and Seller.
Lead Based Paint Disclosure
Are you planning to buy, rent or renovate a home built before 1978? Many houses
and apartments built before 1978 have paint that contains lead (called
lead-based paint). Lead from paint, chips, and dust can pose serious health
hazards if not taken care of properly. Federal Law requires that individuals
receive certain information before renting, buying, or renovating pre- 1978
housing: Sellers have to disclose known information on lead based paint and
lead based paint hazards before selling a house. Sales contracts must include a
disclosure form about lead-based paint. Buyers have up to ten days to check for
